Buying
There is a difference between what a lender approves and what you can carry comfortably. We start with the comfortable number so you are never house-poor.
In Canada it starts at 5% for homes under a certain price, with more required as the price climbs. For exact qualifying, I connect you with a trusted mortgage professional.
Should I get pre-approved before looking?
Yes. It sets your real budget and makes your offer stronger. I can point you to a mortgage professional.
What costs come with buying beyond the down payment?
Usually land transfer tax, legal fees, a home inspection and moving costs. We build these in early. Exact figures come from your lawyer and mortgage advisor.
Are there first-time buyer programs?
Ontario and federal programs can help with land transfer tax and tax-advantaged saving. I flag what may apply. Confirm eligibility with your mortgage advisor or lawyer.
Can you help me buy a home listed by another agent?
Yes. I can represent you on almost any listing on the market.
Does buyer representation cost me anything?
We go over exactly how representation and compensation work in plain language before you commit to anything. Wording per current TRREB / RECO rules.
Selling
Start with an instant online estimate for a ballpark, then I prepare a real valuation with current comparable sales for the number you can actually rely on.
It is a decent ballpark, but it cannot see your home's condition, upgrades or current demand. A proper valuation is the accurate one.
What should I fix before selling?
Often less than you think. I will tell you what actually adds value and what is not worth the money, before you spend a dollar.
How much does it cost to sell?
We go over commission and costs in plain language at our first meeting, before you commit. Wording per current TRREB / RECO rules.
How long will it take to sell?
It depends on your home, price and the market. I give you a realistic timeline up front, backed by data.
Can I sell with tenants in the property?
Yes. Tenanted sales have specific rules and I manage the tenant side properly.
Investing
We put realistic rent against the full carrying cost, mortgage, taxes, condo fees, insurance, maintenance and vacancy. If what is left is thin or negative, you hear it before you offer.
How much down payment do I need for an investment property?
Condo or freehold for cash flow?
Condos are lower maintenance but carry fees. Freeholds give more control and upside but more to manage. The right answer depends on your goals and time.
Do you help after I buy?
Yes. I can manage the property so ownership stays passive.
Property management
Currently 70+ for investor clients across the GTA.
What does management cover?
Finding and screening tenants, collecting rent, coordinating maintenance with trusted trades, and regular reporting. You stop being the one who gets the calls.
Can you manage my property if I live overseas?
Yes. Many of my owners are in Hong Kong or elsewhere and rely on me as their local eyes and hands, with regular reporting over WhatsApp or WeChat.
Can you help me buy a home listed by another agent?
Yes. I can represent you on almost any listing on the market.
What happens if a tenant stops paying or something breaks?
I step in, coordinate the response, and keep you informed. Any formal process is handled in line with the applicable rules.
Downsizing and retirement
Usually not. We look at your income needs, the market and tax timing with your accountant, then sequence the sales.
How far ahead should I plan a sell-off?
The earlier the better. A little runway lets us time each sale to the market and your tax picture.
What about capital gains when I sell a rental?
Selling has tax implications and timing can matter. I coordinate the sale around a plan you set with your accountant. I handle the real estate, your accountant handles the tax.
Is it better to sell occupied or vacant?
It depends on the property and buyer pool. We weigh the price difference against the time and cost of vacancy.
Language and communication
Yes, both, plus English. Valuation, strategy, showings and every conversation, in the language you prefer.
Can you send me breakdowns in Chinese?
Yes. I can send listings, numbers and summaries in Cantonese or Mandarin.
