Buy income property that actually cash flows.
A pretty listing is not an investment. I run the numbers before you buy so a purchase adds real income, not a second job. Backed by hands-on experience managing 70+ rentals across the GTA.
The analysis I run before you buy.
Most agents can open a door. Fewer can tell you whether the deal works. Before you commit, we look at:
True cash flow.
Rent against the full carrying cost, mortgage, taxes, condo fees, insurance, maintenance, vacancy, so the number is real, not optimistic.
Return on your cash.
What your down payment actually earns, not just the sticker price.
Tenant demand.
Who rents in that pocket, at what rent, and how quickly. Demand is the difference between an asset and a liability.
Condo versus freehold.
Fees, rules and appreciation trade-offs for your goals.
The exit.
How easily you can sell or refinance later, because the buy is only half the decision.
These are analytical services, not financial advice. Specific tax and financing decisions go to the client's accountant and mortgage professional.
An owner's eye, not just a listing agent
I invest and I manage. That means I look at a property the way you do, through the lens of income, risk and time, not just square footage and finishes. If a deal does not make sense, I will say so before you write the offer.
Buy it, and I can run it
Here is the part most agents cannot offer. I currently manage 70+ rentals for investor clients. So the property you buy does not have to become your problem. When you are ready, the same person who helped you analyze the purchase can handle the tenanting and day-to-day, keeping it genuinely hands-off.
Prefer Cantonese or Mandarin?
Many of my investor clients are Hong Kong-background families who prefer to talk numbers over WhatsApp or WeChat, in their own language. That is exactly how I work.
FAQs
How do you tell whether a property actually cash flows?
We put realistic rent against the full carrying cost, mortgage, taxes, condo fees, insurance, maintenance and a vacancy allowance. If what is left over is thin or negative, we say so before you write an offer.
